Eucalyptus Business Park

Adopted in December 1990, The Eucalyptus Business Park Specific Plan (EBPSP) encompasses a 430-acre area situated in the southwestern portion of the City of Chino. The specific plan area is located along the east side of the Chino Valley Freeway, between Chino Hills Parkway and Eucalyptus Avenue, and west of Central Avenue. The project site is comprised of numerous land holdings ranging in size from small lots to well over 100 acres.

The EBPSP is intended to ensure responsible development through development and design regulations and guidelines, as well as implementation programs, which are based upon a comprehensive land use planning approach. The Specific Plan, when adopted by City legislative action, will serve as a regulatory document through implementation of the development criteria set forth. Future development plans, tentative parcel maps and/or tract maps submitted within the specific plan area must be consistent with the EBPSP's Development and Design Regulations and other provisions in order to obtain approval.

Amendment

The EBPSP is intended to implement the provisions of the City of Chino General Plan. In addition, the specific plan is intended to supplement the provisions of the Chino Zoning Ordinance. In the event of conflicts between the provisions of this document and other City development regulations, the provisions of the EBPSP shall apply. As stated previously, since the original adoption of the specific plan, land ownership has changed and it is the desire of current landowners to provide for the development of an alternative development pattern within the easterly portion of the specific plan boundaries. Therefore, in order to accommodate the precise site planning, circulation patterns and design standards of the proposed development, an amendment to the specific plan has been prepared.

The amendment to the specific plan is intended to supplement the original EBPSP by providing detailed development standards and design guidelines for the subject area, while maintaining the basic intention of the specific plan "to ensure responsible development through regulations and guidelines, as well as implementation programs, which are based upon a comprehensive land use planning approach."
